Those black streaks on your roof are algae (gloeocapsa magma if you want to be specific). It's eating your shingles and dropping your curb appeal. Soft washing kills it at the root and brightens the shingles without the high-pressure damage that voids a lot of roof warranties.
Pricing: $449 starting for 1-story roofs up to 2,000 sqft. $649-$849 for larger 2-story roofs. Tile and metal roofs may price a bit higher due to extra care required.
How often: Most roofs hold up 18-24 months between cleanings if treated right the first time.
Oil stains, rust, mildew, ground-in dirt. We use a surface cleaner that gives an even, line-free finish — not the streaky mess you get when a wand is just waved around. Sidewalks, walkways, pool decks, garage floors all get the same treatment.
Pricing: Standard 2-car driveway runs $149. Driveway + walkway combo $219. Add a pool deck or large patio and you're at $329. Big commercial concrete needs a site visit.
Wood gets gentle cleaning that preps it for staining or sealing. Composite gets restored to looking near-new. Pavers get the dirt and weeds out of the joints. We don't power-wash wood at 4,000 PSI — that's how you get fuzzy boards and ruin a deck.
Pricing: Small decks $179. Standard 200-400 sqft $269. Larger 400-600 sqft $379. Staining or sealing services available as add-on.
Wood fences brighten dramatically with a proper cleaning. Vinyl fences come back to white when the mildew comes off. Chain link too. If you've got a fence visible from the street and it looks tired, it pulls down everything around it.
Pricing: Up to 50 feet $159. 50-100 feet $249. 100-200 feet $369. Add staining or sealing for an extra fee.
If you've ever opened your trash can in August and almost passed out — this service exists for that. Hot pressure wash, sanitizing solution, and the smell goes away. We do it the same day your bins are emptied so we're not washing fresh trash.
